NEIGHBORHOOD SAFETY IMPROVEMENTS

NEIGHBORHOOD 2024 STATUS:

  

TRAFFIC CALMING SIGNS—BROADMOOR VALLEY ROAD


The HOA was asked by neighbors in 2023 to help facilitate traffic calming on Broadmoor Valley Road, between Roxbury Circle and Regency Drive where several accidents have occurred. After numerous conversations with the City Traffic Department, the necessary traffic studies have now been completed and the City will install a curve warning sign with flashing lights around the sign. 


In February 2024 the Traffic Department installed chevron signs on the east and west sides of Broadmoor Valley Road to warn motorists of the curves. 


Flashing lights were also added in June to highlight the curves and speed limit.


The intent is to slow the traffic and avoid more accidents in this area. 


IMPROVEMENTS TO SIDEWALKS, CURBS, AND GUTTERS


The HOA has worked tirelessly since 2019 on this critical neighborhood infrastructure project and we hope you enjoy and appreciate the transformation of our deteriorated sidewalks, curbs and crumbling streets as you walk and drive through our neighborhood. 



 City 2023 updates for the remainder of our neighborhood project:


  • The City has been inspecting sidewalks and curbs throughout the neighborhood this fall by marking sidewalks and curbs that need repairs/replacement to improve our community and have begun warranty repairs in several areas. Lucky Dog is contacting homeowners with repair project information and start dates and their crews are working hard in our neighborhood.


  • Regency Drive ADA ramps have been installed and the remainder of the concrete repairs have been delayed due to the street being identified to have a water main replacement project with CSU utilities. To eliminate any new 2022 work being torn up, concrete and paving will now be transitioned to the City’s 2C2 road paving program to begin in 2024.   


  • Roxbury Circle at Broadmoor Valley Road addition of ADA ramps will also take place as part of the City’s 2C2 efforts with concrete beginning in 2024 and paving taking place in 2025.    


  • Broadmoor Valley Road (Cheyenne Mountain Blvd. to Star Ranch Road) is included in the 2C2 project and should commence in 2024 with concrete and paving in 2025.  


  • The City has also repaired sidewalks, curbs, and gutters on Haversham Drive, Broadmoor Hills Drive and Childe Drive due to our HOA highlighting the deterioration of our neighborhood areas.



AUGUST 2022 STATUS:


We are excited to see the concrete and paving improvements that began in May 2021 being done to our sidewalks, curbs, gutters and streets throughout the neighborhood by the City of Colorado Springs Public Works Department and their contractors Lucky Dog and Schmidt Construction have been completed. (Broadmoor Valley Road and Regency Drive will be completed with the 2C2 program once Colorado Springs Utilities completes the water main replacement project on Regency.) 8/18/2022 - COMPLETED! It's been 2 weeks of intensive street work with heavy machinery, numerous asphalt trucks, noise and limited access while navigating throughout our neighborhood streets as the City of Colorado Springs and Schmidt Construction milled, repaired, and paved our much needed streets. We are excited to report that most of our streets have been completed as of 8/18! (Regency Drive will be completed with the 2C2 program once Colorado Springs Utilities completes the water main replacement project.) 


8/17-18/2022 - Paving road work on Roxbury Circle.


8/16/2022 - Paving road work on Wakefield Drive and Roxbury Circle.


8/15/2022 - Paving road work on Wakefield Drive and Roxbury Court.


8/12/2022 - Paving road work on Roxbury Circle and Wakefield Drive cul-de-sac.


8/11/2022 - Paving road work on Oakhurst Lane, Huntington Place, Laurel Oak Court, and Wedgewood Court.


8/10/2022 - Milling road work on Roxbury Circle, Roxbury Court, and Laurel Oak Court. 


8/9/2022 - Milling road work on Wedgewood Court and Wakefield Drive cul-de-sac.


8/5/2022 - Milling road work on Wakefield Drive. 


8/4/2022 - Schmidt Construction has begun milling road work on Oakhurst Lane and Huntington Place.


7/22/2022
The City of Colorado Springs Public Works Contracted Programs Department has told us that Schmidt Construction will begin milling operations on approximately August 1st for Laurel Oak Court, Roxbury Court, Roxbury Circle, and Wakefield Drive. Schmidt Construction will then begin paving back the roadway towards the end of the week and into the following week of August 8th. Traffic will be limited during operations and there will be no roadway parking during this time. We will continue to get an updated schedule for the remaining roads in the neighborhood. This is subject to change based on weather, resources, and material conditions. Project construction notification is being sent by the city to all neighbors the week of July 25th.


City 2022 updates for the remainder of our neighborhood project: 

  • The City is planning to resurface our neighborhood roads this summer with 1-2 weeks of milling operations to remove the top mat and then an additional 1-2 weeks to place new material. Traffic will be limited during operations and there will be no roadway parking during this time.  More information will be provided for this upcoming project.   


  • Regency Drive ADA ramps have been installed and the remainder of the concrete repairs have been delayed due to the street being identified to have a water main replacement project with CSU utilities. They will continue to work in the neighborhood planning to be completed this year dependent upon weather, resources, and materials. The City has been supportive of addressing our needs with providing project information to owners, collaborating with owners to repair their concrete issues, and addressing modifications for ADA compliance throughout the area including adding ADA ramps as needed. 


Please walk through our neighborhood to see and enjoy the transformation. We look forward to street paving in the summer/fall of 2022. Our “HOA IS PAVING THE WAY” yard signs have been placed throughout the neighborhood to promote this major improvement to our neighborhood by the HOA.

We continue to work with the City on this major project and others to continue to improve our neighborhood.   


HISTORY


This has been a long and involved process involving the City and several HOA board members who worked diligently for over two years to have our streets resurfaced and the damaged curbs, gutters and sidewalks replaced. This effort over the two years consisted of extensive meetings with the City, physical inspections and constant follow up by the board members to ensure our neighborhood concerns would be addressed as soon as possible and our streets given priority. The board members walked every street in our neighborhood in 2019 and took over 650 photos of our damaged streets, curbs, and sidewalks. The photos were then hand-delivered to the Streets Division for the City of Colorado Springs to highlight our concerns. After many meetings and negotiations, we were finally assured that the repairs to our curbs, gutters and sidewalks would take place in 2021 and road resurfacing in 2022. 


We will continue to work with the City on this major project and others to continue to improve our neighborhood. Please continue to report pothole/asphalt issues to the city at https://coloradosprings.gov/page/citizen-request-gocosprings-app. We have found the City to be responsive to our requests.
